Asset Management Group

The Asset Management Group (AMG) focuses on asset management for investment real estate and development.

Acquisition and Development

The Acquisition and Development Department is predominantly responsible for underwriting potential real estate investments. The team has been involved in the valuation of extensive real estate transactions and has dealt with a diverse range of properties; including Tokyo based A-grade office buildings and large-scale city hotels, small scale regional bulk real estate transactions and regional land for development. In order to accurately underwrite transactions by the bid deadline in limited time, the team relies upon each individual member’s expertise and abundant experience. The team also retains external consultants, such as real estate appraisers, and utilizes their expertise to the fullest. Furthermore, as a member of the Asset Management Group, the mere acquisition of investments is not the sole purpose of the team, but rather the formulation of an achievable underwriting is of the utmost importance. To formulate an achievable underwriting, extensive dialogue is required with the Closing and Asset Management teams to explore the deal from every possible angle from acquisition through to disposition. Development deals are particularly challenging, requiring the full know-how and resources of the Asset Management Group to maintain construction schedule and cost management, and create leasing strategies. The team is focused on aggressively growing this business.

Real Estate

The Real Estate Asset Management Department is charged with overseeing the operations, leasing and disposition activity for all real estate assets in Asia, focused on Japan. This group of real estate professionals currently manages a variety of product types including office, retail, multifamily, single family, and land. Through the development of business plans, the group is dedicated in establishing new innovative means to increase returns and create a successful exit strategy from an investor standpoint. The asset managers work closely with property management companies to recommend strategic initiatives to improve operating efficiency through deferred maintenance and/or capital expenditure programs. Additionally, the asset managers work closely with the brokerage community to promote proactive leasing and asset disposition.

Hotel and Hospitality

The Hotel & Hospitality Department is in charge of the management and disposition responsibility of all hotel assets. This group of real estate and hospitality industry professionals monitors the pulse of the hotel industry in Japan, and manages a variety of product types including hotels, tenant space, spas and land. Through the development of business plans and overall strategic direction, the group is focused on establishing innovative means to increase returns, as well as create an optimal exit strategy from an investor’s standpoint. Liaison between the hotel operating team and the local brokerage community is well maintained in order to optimize retail leasing and asset disposition. GSRJL’s Hotel Asset Management team works in partnership with Archon Hospitality, a GSRJL affiliate, and other property management companies to recommend strategic initiatives that improve operating efficiency and/or capital expenditure programs.

Onsen-Ryokan

“Onsen-Ryokan” (Thermal spring facility with Japanese style hotel) Team of the Asset Management Group is responsible for the operation, disposition and exploitation of new business opportunities in the Onsen-Ryokan industry. With the onsen experience engrained in the Japanese culture, the onsen holiday market is a large market rivaling any large global travel market. The majority of onsens located in Japan are small-scale family-run establishments, with inefficient management and limited financing. As a result, a number of these establishments have fallen into financial difficulties. GSRJL togather with an external company renowned for numerous resort revitalizations, have jointly invested and established K.K. HGS Management (HGS) an asset management company. HGS specializes in both hard and soft improvements to improve profitability. The scientific and innovative management approach has received much attention, and has been advantageous in operational management. Through capital expenditure investment and operational monitoring, the Onsen-Ryokan team participate in HGS, and also independently manage Onsen-Ryokans.

Construction Services

The real estate market is constantly changing, with investment diversification ranging from existing properties to new developments. Similarly, construction ranges from new development, repair and renewal of existing properties. The Construction Services team is a team of construction management specialists, providing technical support to specific projects in identifying the most cost effective means to add value and enhance the investment. The team provides support in formulating the mid-to-long-term facility maintenance plan and planning the value enhancement projects of the property. Furthermore, through the effective utilization of external construction managers and consultants, the team is dedicated to increasing investor returns.
