We are experts at performing due diligence of a wide variety of real estate assets, Hotel＆Hospitality assets and corporate valuation through investment cash flow analysis. While our assets are extremely diverse, our goals remain constant - to assess value and determine the most advantageous investment exit strategy to realize investment return. Strong relationships with external consultants and brokers help us maximize opportunities. By having highly experienced professional staff and access to up to date market information, GSRJL is able to optimize investment decisions and returns to our investors.
Once Acquisitions Department successfully completes valuation and bidding for a deal, we take over the next step and completes the transaction. The professional staff at the Closing department are highly knowledgeable of legal and procedural requirements of asset ownership transfers. We work closely with external lawyers and scriveners, and perform extensive closing due diligence on investment assets in order to minimize risks to investors. SIMG-Closing also handles transactions involving assets managed by the Asset Management Group.
K.K. Minato Saiken Kaishu(MSK), a sister company of GSRJL, provides loan asset management services. Established in early 1999, MSK obtained its Servicing License from the Ministry of Justice on July 1, 1999. Headquartered in Tokyo, MSK opened a regional office in Kobe, Japan in February 2002. With more than 20,000 loans under management, including real estate secured, unsecured and corporate credits, MSK has expertise in the investment recovery process. MSK's solid understanding of underlying real estate collateral and extensive broker and investor network results in efficient collateral valuation, disposition and advice on investment. Loan collection professionals, experienced in domestic collection and litigation practices, bring creative approaches to loan restructures, corporate and business rehabilitation, as well as negotiations and litigation activities.
Equity Asset Management is a new department established in 2007 with the specialists such as the certified public accountant. It gives assistance in development of the business and the internal control systems for the enterprise we have invested in their equities, or supports initial public offering if the enterprise aims at being the public company. Moreover, the Equity Asset Management actually participates in the management of such enterprise when required by sending our staff or director to improve the corporate value, and manages the portfolio of the overall equity investment and monitors their business. We are gaining the most advanced know-how of the equity investment business everyday through these activities.
