My duty

My job is proposing the strategies and implementing them for maximizing the return of the real estate assets invested by Goldman Sachs. The exit strategy is especially important such as disposing of them to REIT. Property value-up through renovating the common area is also prerequisite for increasing the rent. I have undertaken almost all properties belonging to the real estate category such as office buildings, large-scale shopping malls, etc., and managed one hundred properties by myself so far. I have covered all areas across Japan from Hokkaido to Okinawa and Amami-Oshima islands. The real estate is the fixed asset and I always create plans/strategies after confirming the property’s present condition, tenants, local economy, enterprises in the local market and the local history at the site.

What is good about the job and company

I would think the large-scale nature of the business attracts me. The worldwide investment market has kept their eyes on the Japanese real estates, and the asset management is a quite important business being functioned as a “bridge” between the domestic real estates and the world financial market. Of course, each property has each characteristics and no property has the same feature. Therefore, you cannot achieve your goal by just checking the numerical figures or simply spending money on them. It is challenging to create various strategies to meet investors’ needs and flexibly cope with the situations but this is worth doing. Naturally, the company’s decision-making process is fast and very flexible. We are working in the environment where asserting your opinions is encouraged irrespective of your rank or standing.

Reason for joining the company

I had been working in the real estate company before and engaged in extensive real estate needs such as selling buildings and condominiums, building maintenance, and collection of bad debts. My two seniors who had already been employed by GSRJL recommended me to take interview. That was around the time where the sense of “AM” (Asset Management) and “PM” (Property Management) were just germinated in the market. I remember that I explained what I had achieved and how I could contribute to GSRJL at the interview. The most impressive case I handled after joining GSRJL was an office building at Shikoku area. Just after considerable part of the property had been refurbished, the property was struck by the huge typhoon. Equipments at the basement completely went under water and six-month replacement was necessary. Furthermore, I, having meetings for the repairs at the site, was also struck by another typhoon and could not even go back to Tokyo. This incident has been the “legend” in my staffs.

Business policy

I am always thinking to what extent I can come up to the investors’ expectations. As I said above, this business is directly linked to the world financial market. You must be flexible to cope with the change by taking a broad view of things. Putting up an extensive antenna is the key. I have a desire to create a good and robust organization as the director who unifies the organization. I want to create an environment where all members of my team can joyfully polish their skills. I am responsible for the team and always try to support team member who may have difficulty. I would like them to neatly achieve their goal with flexible capabilities and strong bargaining power.

IHigh proficiency in English language is required depending on the task as you may need to handle the foreign funds. Moreover, it is highly recommended to take licenses of “Takken (license for being the land and building dealer)” and the real estate appraiser for obtaining the board knowledge.
